Finding the perfect home does not happen in one day, there are many choices to be made and many areas to consider. In an effort to simplify the process, there are a number of ways to simplify the process, including describing your desired features, potential neighbourhoods and defining your financial parameters.
Decide if you need or would like an extra bathroom, a garage, a fenced backyard, how many bedrooms, an easily accessible kitchen or a closed of kitchen for privacy when cooking. Maybe you would like a fireplace, a short drive to work, or minimal yard work. Once your list is complete, decide what is most important to you, your family, and your lifestyle.
Secondly, consider location. It affects your day-to-day living and is one of the most significant influences on value. A condominium in the city will likely be more expensive than a small house in the countryside with no property. Your choice of location may be limited somewhat by the price you can afford, however consider your distance to work, schools, shopping, entertainment and public transit.
Defining financial parameters is important, because purchasing a home that is out of your budget may end up in foreclosure if a monthly cash-flow is unstable or low. Regardless of which type of home or property you are purchasing, there are some extra expenses to consider. In some provinces, you may have to pay a land transfer tax (a sales tax on property), a mortgage broker’s fee, an appraisal fee, surveying costs, an interest adjustment, and/or a high-ratio mortgage insurance premium.
